Zillow has a great page on their website for landlords and property managers to follow laws that prevent discrimination in housing. Their respectful renting pledge covers federal fair housing law and also reminds landlords to follow local laws, like not discriminate based on sexual orientation.
The current wording as of 8/5/22:
Do:
- Comply with all applicable federal, state and local fair housing laws.
- Treat all rental applicants with respect.
- Be honest.
- Use good judgment.
- Apply the golden rule.
Do not:
- Decline or treat a rental applicant differently based on race, color, national origin, religion, sex, disability or the presence of children, as this is illegal under the Fair Housing Act and prohibited on Zillow Group’s platform.
- Decline or treat a rental applicant differently based on any other class protected by the laws of your state and local government (e.g., sexual orientation, gender identity, military status or marital status), as this is illegal and prohibited on Zillow Group’s platform.
- Decline or treat a rental applicant differently based on an applicant’s use of non-wage income if source of income discrimination is protected by the laws of your state or local government, as this is illegal and prohibited on Zillow Group’s platform. Non-wage sources of income may include federal, state or local rental-assistance programs including Section 8 housing choice vouchers and TRA (temporary rental assistance), alimony, rapid re-housing or other homelessness assistance, veterans’ benefits, social security or other retirement programs.
- Post any listing or make any statement that discourages or indicates a preference for or against any applicant on account of race, color, national origin, religion, sex, disability, the presence of children or any other class (such as source of income) protected by the laws of your state and local governments.
- Use any discriminatory, abusive, obscene or threatening language.
The bottom line
Treat all applicants with fairness and respect.
If we feel you have violated any of these conditions or other applicable federal, state or local laws, we reserve the right to restrict access from the platform.
